With the launch of Eden House Za’abeel, Dubai-based developer H&H reaffirms its position as a pioneer in curated, design-led living. We sat down with Miltos Bosinis, CEO of H&H, to discuss the company’s latest project in DIFC, their unique approach to development, and the growing importance of international investors.
Before we speak about Eden House Za’abeel, can you give us an overview of H&H’s philosophy as a developer?
H&H has always been very selective – we don’t take on projects unless we truly believe in them. We started back in 2007, and for a long time, we focused on delivering projects that were not for sale. That allowed us to fine-tune our craft without external pressures. Now, as we step into the next phase, we do so carefully and intentionally. Our philosophy is simple: quality over quantity. We only engage in projects that reflect our values – exceptional design, top locations, and meaningful partnerships.
Speaking of partnerships, you’ve worked with some of the world’s most prestigious brands. What role do they play in your strategy?
We believe that Dubai deserves the best. That’s why we bring in global icons — Baccarat, Aman, and more – to our projects. But what’s more exciting for us is that we’ve created our own brand, Eden House. It came from the idea that you can enjoy the quality and service of a branded residence without paying the ultra-premium attached to some of the international names. Eden House is our answer to that – our own brand with our own DNA, rooted in design, service, and timeless value.
Let’s talk about Eden House Za’abeel. What makes this development stand out?
Eden House Za’abeel is an important step for us. It extends the Eden House portfolio into one of Dubai’s most coveted areas — DIFC. This project was designed in collaboration with DXB Lab and renowned interior designer Tristan Auer. It blends refined architecture with serene living. The location is central, with easy access to global financial institutions, fine dining, and culture, but we designed it to feel like an escape — calm, low-rise, and surrounded by nature-inspired elements like Ghaf groves and cascading greenery. It’s curated urban living with soul.
What type of residences and amenities can residents expect?
We offer a mix of one-, two-, and three-bedroom units, plus a limited number of penthouses. All have spacious layouts and wraparound balconies. The focus is on wellness and lifestyle — there’s a wellness courtyard, a fitness facility, spa suite, movement studio, café, lounges, pools, and even a business suite. We want people to live comfortably, but also feel like they’re part of a community.
How significant is the Russian-speaking market for H&H?
It’s very important. Russian investors, both individuals and family offices, have played a big role in our ecosystem. What’s unique is that many of them aren’t just buying units — they’re becoming our partners in developing projects from the ground up. Eden House’s first project attracted Russian buyers who truly understood quality. We even had billionaires choosing to live in areas like Al Satwa – not typically associated with luxury – just because they believed in our product. That speaks volumes.
How do you view the future of Dubai's real estate market, especially with speculation about a correction?
We haven’t seen signs of a slowdown in our segment. In fact, this June we’re expecting over 2,000 agents in Dubai — not typical for summer. That tells you the market is still very strong. But if there is a correction, I believe it will affect the mid-market more than the top-tier segment where we operate. Our projects are in the best locations with the highest quality — those will always attract interest, especially from long-term investors looking for value and stability.

Eden House is our way of elevating urban living — design-driven, detail-focused, and community-oriented. With Za’abeel, we’ve taken everything we’ve learned and created something that reflects who we are as a company.
