Emaar Properties has announced the launch of Maple 2, the second phase of the townhouse community located in Dubai Hills Estate.
Maple 2 will feature 666 contemporary-styled townhouses with three to five bedrooms, ranging from 2,200 to 2,700 square feet. The starting price of a three-bedroom townhouse is Dhs 1.9m, the developer said.
Residents within the Maple 2 community will have access to amenities including high-end retail, two hotels, a tennis academy, an 18-hole championship golf course, restaurants, parks and natural trails.
Sales launch for Maple 2 will be held on October 24 on a first come, first served basis in Dubai and Muscat. The sales event will be conducted in at the Emaar Pavilion on Mohammed Bin Rashid Boulevard in Downtown Dubai and at Al Bustan Palace in Muscat.
“Maple 2 townhouses are the first of their kind in the city with the focus on green living,” said Emaar Properties managing director Ahmad Al Matrooshi.
“The extensive green landscapes and natural trails make Maple 2 homes the first choice for end-use homeowners and customers who seek long-term value.”
Emaar first launched Maple in April 2015, with 118 townhouses in the first phase. The developer, however, did not specify if it sold out all the units in the first phase before it launched the second phase.
Dubai’s residential real estate market has slowed down over the last few months as investor demand has dampened due to various economic factors.
According to a report by property consultant CBRE, sales transactions within the residential segment fell by close to 20 per cent year-on-year during the first eight months of 2015. Another report by the Dubai Land Department confirmed that total sales dropped to Dhs 31.74bn between January and August 2015 compared to Dhs 39.56bn during the same period a year ago.
But the slowdown in the market has not deterred developers from launching new properties.
In September, Emaar launched the Creekside 18 Residences, an apartment complex located within the island district of the Dubai Creek Harbour project.
Dubai Properties also announced plans for a new luxury residential development 1/JBR while Nakheel revealed that it is building Jebel Al Gardens, a residential community consisting of 10,000 units.
