Dubai’s real estate market continues to attract investors from around the world, supported by the emirate’s expanding infrastructure, international connectivity, and business-friendly environment. Yet as the market evolves, successful investment increasingly depends on understanding the fundamentals behind each opportunity rather than simply following market momentum.
For Tatyana Savostina, Founder and Managing Director of Savos Realty, a successful investment begins long before a contract is signed. It requires strategy, discipline, and the ability to analyse the market beyond the scope of any single project. This philosophy lies at the heart of Savos Realty, a company built on her 16 years of experience in the real estate industry.
Today, Savos Realty works with private investors, entrepreneurs, and international clients navigating Dubai’s dynamic property market. Going beyond transactions, the company focuses on helping clients make informed decisions, identify opportunities beyond short-term market trends, and build investment strategies with a long-term vision.
In this interview, Tatyana Savostina discusses the company’s growth, her investment philosophy, and the key considerations for investing in the UAE real estate market.

What inspired you to establish Savos Realty after 16 years in real estate? How has the company evolved since its launch?
The real estate market is constantly changing, and over the years, I have come to understand how important professional expertise, accountability, transparency, and trust are. I wanted to build a company around these principles, one that helps clients make informed decisions based not only on current market conditions but also on their long-term goals.
Savos Realty is now in its fourth year of operation. During this time, we have grown, opened three offices in Dubai, and built a team of professionals who share our values. We operate as an integrated business in which our agents, marketing and administrative teams, and legal partners work together to provide clients with comprehensive support.

Our primary focus is the UAE property market, particularly Dubai, although we also work with international clients. For us, growth is measured not only by the number of transactions but also by the quality of our relationships with investors, the trust they place in us, and their willingness to return to us for future investments.
What sets Savos Realty apart from other real estate agencies?
Our clients and their investment objectives are at the centre of every transaction. We begin by understanding what they want to achieve, the capital they have available, their investment horizon, and their attitude towards risk. Only then do we identify suitable opportunities.
We do not try to persuade clients to purchase a particular property at any cost. Our role is to provide them with the information they need to make well-informed decisions. We assess the developer’s reputation, the entry price, location, infrastructure, the area’s development prospects, supply and demand, liquidity, and potential exit strategies.

A property’s appearance or an attractive presentation alone does not guarantee investment success. It is important to understand what could drive its value upwards, how sustainable demand is likely to be, and which factors could affect returns. We evaluate each property in the context of the wider market and alternative investment opportunities rather than considering it in isolation.
How do you tailor your services to private investors, companies, and high-net-worth individuals?
Different investors have different objectives, so there is no one-size-fits-all solution. Private investors often focus on capital appreciation, rental income, or a combination of the two. Corporate clients tend to prioritise scale, capital efficiency, and how well a property aligns with their business objectives. High-net-worth individuals may place greater emphasis on portfolio diversification, capital preservation, and risk management.
We take these differences into account when developing investment strategies and selecting properties. Depending on each client’s requirements, we consider residential and commercial real estate, off-plan developments and completed properties, as well as larger-scale transactions, including bulk sales.

International experience is equally important. Working with clients from different countries gives us a deeper understanding of their expectations, investment habits, and approaches to wealth management. Our goal is not simply to offer a property, but to develop a solution that aligns with each client’s financial strategy and individual circumstances.
Why does Dubai remain an attractive destination for investors, and which trends will shape its real estate market?
Dubai’s appeal extends beyond real estate itself. Infrastructure, the business environment, and international connectivity are developing simultaneously, creating favourable conditions for attracting companies, professionals, and capital. All these factors influence demand for both residential and commercial property.
At the same time, the market should not be viewed as a single, uniform entity. Different areas, segments, and property types can follow very different trajectories. When investing in commercial real estate, for example, it is particularly important to consider the development of a specific location, infrastructure projects, future business demand, and the availability of competing properties.
I believe that as the market continues to mature, investors will place increasing emphasis on the quality of their analysis. A general understanding of Dubai’s appeal is no longer enough. Investors need to assess each property individually, considering its competitive advantages, potential liquidity, and prospects over their chosen investment horizon. Opportunities remain, but the outcome largely depends on how thoroughly an investor prepares before making a purchase.
What advice would you give international investors considering buying property in the UAE for the first time?
First and foremost, do not rush or make decisions based on emotion. The market may offer many attractive options, but it is important to understand which one best matches your objectives. Before making a purchase, define your investment strategy, holding period, expected income source, and potential exit scenario.
Choosing a reliable adviser or real estate agency is equally important. I would recommend looking beyond a company’s social media presence or the number of transactions it has completed. Pay attention to the quality of its market analysis, the transparency of its communication, and its willingness to explain both the benefits and the risks of each opportunity in detail.
Finally, verify the facts, review the documentation, and avoid concentrating all your capital in a single property without careful consideration. Real estate requires a systematic approach. Investors should account not only for the purchase price and potential income, but also for maintenance costs, resale conditions, liquidity, and possible changes in market conditions.
Investment risk is not limited to the possibility of losing money. It can also mean missing a better opportunity because of insufficient information or a poorly chosen strategy. That is why I always advise investors to take a comprehensive view of the market and base their decisions on analysis rather than promises of quick profits.
For me, a successful investment is not simply a good purchase. It is the result of a well-considered strategy, discipline, and a thorough understanding of the market. This approach allows us to build long-term relationships with our clients and make decisions focused not on short-term gains, but on sustainable results.
